Immobilieninvestments zählen zu den zentralen Allokationsbausteinen in den Portfolios institutioneller Investoren, da sie zur Diversifikation und damit zur Risikominimierung des Gesamtportfolios beitragen. Sie können per Direktinvestment erfolgen oder über spezialisierte Immobilienfonds. Neben dem Einsatz von Eigenkapital ist gerade für die Immobilienwirtschaft der Zugang zu Fremdkapital essentiell zur Umsetzung der Investitionsvorhaben. Segmente dieser Assetklasse sind Wohn-, Büro-, Einzelhandels-, Industrie-, Logistik- und Hotelimmobilien sowie weitere Spezialimmobilien (z. B. Pflegeeinrichtungen, Krankenhäuser, Bildungsstätten usw.).

In addition to the use of equity capital, access to debt capital is essential for the real estate industry in particular to implement investment projects. Segments of this asset class are residential, office, retail, industrial, logistics and hotel properties as well as other special-purpose properties (e.g. nursing homes, hospitals, educational facilities, etc.).
